Can you hold a place before I apply?
Yes! However, we will need to have a lease signed and the initial funds paid to us in order to take down the rental listing. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We don’t believe in last month’s rent. Coming up with the initial funds is hard enough. If you’re a great resident we have no need of collecting an extra payment before you move in. -
How old do you have to be to apply?
18. We require that each adult 18 years or older applies and is included in the written lease agreement. -
Is the deposit refundable?
Yes! We love returning security deposits in full. However, in order to receive your full security deposit back you need to make sure you do not have any outstanding charges on your account, your final utility bill has been paid, and you return the property back to us in the condition you received it (minus normal wear and tear). -
Who needs a cosigner?
We don’t use “cosigners”, but instead may require a “guarantor”. They are basically the same, but a guarantor is only guaranteeing the financial obligations and does not have the right to live in the property. We typically require a guarantor when the person applying cannot furnish proof of income that is at least 3x the rent amount. -
You have a property I want to rent. How do I apply?
It’s super easy! Head to our listing page and find the place you love. On that screen there will be a button to apply. Answer the questions in the application and pay the fee and we will start processing your application immediately. -
How do I pay rent?
You have options. We prefer everyone to pay online via ACH / Direct Deposit. This is the easiest way and it’s free to the resident. We can also accept debit or credit cards (with a transaction fee) or checks/ money orders. If you send a physical form of payment it must be received by us (not postmarked) before the due date to avoid any late fees. -
I want to get a pet. What do I do?
Please refer to our website section under Tenants → Resources → Pet Addendum. This addendum will outline the process of adding a pet and our minimum requirements and fees. -
I want to move out, but my roommate wants to stay. What do I do?
No sweat! It happens all the time. Assuming you are ending your lease together, we can screen your roommates on their own to see if they can qualify without you. If so, we can sign a renewal with just the remaining residents. If the roommates no longer qualify (not enough income), they can elect to find another roommate to add in your place. This new person will need to go through our normal application process and a change lease fee would be applied. -
My lease expiration is coming and I want to move out. What do I do?
Start by contacting your property manager. Your PM will instruct you on next steps, how to handle your utilities and provide you with a move-out checklist to help you maximize your security deposit return. -
Who is responsible for paying for repairs & maintenance requests?
It depends, both the resident and the landlord. If something wears out and breaks due to normal use, then it’s the landlord's responsibility to fix it or replace it. However, if you accidentally clog one of the drains or neglect to notify the landlord of an ongoing leak, you could be on the hook for the repair bill.
